About Us
We specialize in providing critically needed replacement property solutions to real estate investors currently in or considering a 1031 exchange. Based on the long term relationships we have built over the years in the real estate and financial services industries, the team is able to tap into a deep national network to deliver quality replacement property solutions. We employ a system and process that provides a high level of comfort to the investor who is considering selling their property or to the investor currently in an exchange, that they will successfully complete their transaction and defer taxation.
Jeffrey W. Sangster decided to join the family business after a 16 year career as an executive in a well known Fortune 500 company. His education includes an undergraduate degree at the University of Colorado and an MBA at Thunderbird School of Global Management (Ranked #1 in the world for the 7th year in a row by the Wall Street Journal for international business).
Jeff has successfully represented buyers and sellers in numerous transactions that include a number of Single Tenant Triple Net, Industrial, Office, Multi-family and TIC properties. He has also negotiated a number of lease buy outs and new long term leases. His activities have included aquisitions, site planning, building approvals, demolition and construction phases as well as financial analysis, asset/property management and strategic planning.

Jim Johnson is an expert in TIC and 1031 transactions. He graduated from the University of Iowa with a degree in Business. He worked in institutional lending with a leading Fortune 500 company for more than two decades.
After honing his institutional underwriting skills, he brings his talents to helping investors find solid opportunities in TICs, Single Tenant Triple Net and Oil & Gas.

Specialized Properties (originally Sangster Real Estate) has developed over 60 years, into a company focused on investment real estate. Primarily office, multi family, industrial and retail opportunities. TICs as well as standard forms of sole ownership. To better serve our clients we are evolving and staying on the vanguard of the industry. We are a licensed real estate brokerage. We have helped investors find the right property in multiple states - not just California.
